COVID-19 Update - November 20, 2020 - Province Wide Restrictions 

Please be advised that on November 19, 2020 the Provincial Health Officer for BC made several announcements to address the rising numbers of COVID-19 within our province. As a result of this new health order, our office will be implementing the following effective immediately:

- Masks will now be mandatory should you need to enter our building located at 1001 Cloverdale Ave. This includes our offices located in unit 101 and 301.
- Our offices will remain open to the public for necessary visits until Health Authorities advise otherwise. We are available and happy to help with your Property Management or Maintenance needs. However, we do ask that whenever possible, you utilize a no-contact way of reaching us: phone, e-mail, fax, video conference, etc.
- We will no longer be scheduling in person Strata meetings until further notice.
- We have once again reduced the number of staff working from the office, therefore the best way to ensure face to face time with your Property Manager is to please make an appointment.

Please note that the following procedures continue to remain in effect for our offices:

- You will be asked to complete a health declaration form for contact tracing, upon entry.
- Strict social distancing will be enforced.
- Hand sanitizer is available to all visitors.
- We have applied common area occupancy limits to reduce the number of people in one space at a time.
- We request that one (1) member from each household enter the office at a time.
- Please do not visit our office if you are ill or have been in contact with someone who may be ill.

These new procedures will be in place on site and at our offices until the deadline imposed by the Provincial Health Officer of December 07, 2020 is extended or updated.

COVID-19 Update - November 2020 - Rent Increases & Rent Payments 

Please be advised that as per the recent announcement made by the Province of British Columbia, rent increases will not be permitted until further notice. Please note that all planned rent increases have
been frozen until restrictions are lifted. We will notify tenants of any possible rent increases, in writing, at such time as they are permitted again.

Also, the ban for ending a tenancy for non-payment of rent is over as of August 18, 2020. This means that Tenants must pay rent in full on the day it is due, or the tenancy can be terminated. However, a
landlord must not issue a Notice to End Tenancy for unpaid rent or utilities that came due during the specified period of March 18, 2020 to August 17, 2020 unless the landlord has given the Tenant a
repayment plan for the unpaid amount and the Tenant has defaulted on the repayment plan. Please ensure your rent is paid in full on the first of each month. If you require a repayment plan, please do not hesitate to reach out to your Property Manager.

COVID-19 Update - Fall of 2020

As we move towards a busy fall and into the cold and flu season, we would like to touch base with our Clients to ensure the lines of communication stay open. We understand how challenging these times are and hope that the province can safely move forward into the next phase of our new normal. Just a reminder that our office will remain open Monday – Friday, 8:30 a.m. – 4:30 p.m. until we are advised otherwise by Provincial Health Authorities. Please feel free to contact us via phone, email, or fax during those times.

As many of our staff are working from home on a rotating basis, the best way to ensure face to face time with your Property Manager is to please make an appointment.

We also continue to encourage clients to use the secure drop box, located at the main entrance to our building 1001 Cloverdale Ave, for dropping off keys and other items. Please ensure your name and what property the item is for is clearly marked on the item you are dropping off. This box is available 24 hours a day.

We know the Fall is a busy maintenance season and would like to assure all Clients that our Cornerstone Maintenance Technicians have been equipped with PPE and will not be sent on jobs or enter homes/buildings if they are ill. We do not know what this season will bring, but our Staff are committed to maintaining and fostering increased patience levels. COVID-19 Update - June 2020

As the province moves into phase 3 of its re-opening plan, we would like to advise all Clients that on June 24th, 2020 our office will transition from appointment only to fully open Monday – Friday, 8:30 a.m. – 4:30 p.m. As the risk of COVID-19 is still prevalent, the safety of Staff and Clients remains our main concern. Please see the following safety procedures that have been implemented at our office to accommodate this re-opening:

o Our permanent no cash policy remains in effect
o We have installed a plexiglass barrier at our Reception desk
o Strict social distancing will be enforced
o We have increased the sanitization and cleaning of high contact surface areas
o You will be asked to fill out a health declaration form before entering the office
o We have hand sanitizer available for Visitor use only
o We have applied common area occupancy limits to reduce the number of people in one space at a time
o A portion of our staff are still working from home to ensure the office is not overcrowded
o Staff have been asked to stay home should they become ill
o PPE (Personal Protective Equipment) has been provided to all staff who are required to interact with Clients
o Signage has been posted to emphasize hand washing and hygiene

As happy as we are to see our Clients face to face, we ask that only one (1) person from each household enters the office at a time, and please do not visit our office if you are sick as you will be denied access. COVID-19 Update – May 2020

We are continuing to follow updates from both local, provincial, federal and world health authorities and doing what we can to ensure we follow their recommendations. At this time, we are taking care of business as usual. However, we have implemented new electronic processes and work flows to ensure that our service to our clients remains the top priority. Our office will be open by appointment only. If you are visiting our office, by appointment, we ask that only one person from each household attend and you will be asked to complete a health declaration form prior to entering our office. 

As cash is a vessel for multiple germs and the economy in Canada primarily utilizes electronic payment methods, we wish to advise all our clients that we will no longer be accepting cash payments. This will be a permanent policy moving forward. We encourage our clients to take advantage of our pre-authorized withdrawal if you have not already done so. Clients will now be able to authorize us to add any additional charges to your pre-authorized monthly withdrawal (i.e. charges for keys and/or fobs). We continue to encourage clients to use the secure drop box, located at the main entrance to our building 1001 Cloverdale Ave. 

Strata Properties - As applicable, increased cleaning of high-touch areas in buildings will continue. In order to maintain physical distancing, we are encouraging Strata Councils to continue holding meetings electronically. Property Managers will continue to work with Strata Councils on the scheduling of any general meetings and we are working on the processes that will be involved for those that wish to hold general meetings electronically. 

Rental / Commercial Tenants - If applicable, the cleaners will continue addressing the high touch points in the common areas. If your income has been affected by the pandemic, there are several government assisted programs that we encourage all tenants to review. Tenants are still responsible to ensure your rental payments are kept up to date. Please communicate with your Property Manager if you have any questions and/or concerns.

COVID-19 Update – April 16, 2020 – E-transfer

In response to the continued COVID-19 situation, we would like to advise that we are now able to accept E-Transfers for one-time strata, rental, and commercial payments. For recurring monthly payments, we still recommend setting up Pre Authorized Withdrawal with our office. In order to use this method of payment, you will need to login to your online banking with your bank or credit union. Then follow their prompts for sending an E-Transfer.  Our email address to send the transfer to is:  etransfer@cornerstoneproperties.bc.ca.  All transfers must include a message indicating your first name and last name, the address (including unit if applicable). Example: Christopher Smith 101-123 Douglas St. As the character limit is 40, please use limited punctuation and spacing. There is no need to reference city, province or postal code. Please note that financial institutions limit E-transfers to $3,000.00 per 24 hour period. Your financial institution may also charge a small fee to complete an E-transfer. COVID-19 UpdateMarch 26, 2020 - BC Government Announcement 

In a response to yesterday’s mandate from the BC Government, we would like to advise all Tenants of their direction. If you lose your job due to Covid-19, you need to apply on the BC Housing website for a $500 per month allowance from the BC government. This is not discounting your rent, it is only a deferral. Payment plans can be setup if needed. Please note, that if your job was not affected, you still need to pay your full rent on time. We are asking that all tenants and landlords work together as best as possible. This means communicating so all parties are informed of what the status of the situation is. For those of you in multi-unit buildings, please ensure you respect each other and maintain social distance of 2 meters. This is also something that needs to be adhered to in the laundry rooms or parking areas etc. If you received a rent increase that was supposed to take effect between April 1, 2020 and July 31, 2020, this will not take effect until August 1, 2020. COVID-19 Update - March 18, 2020 - Re: Cornerstone Properties Ltd. – Restricted Access

Please be advised that effective immediately and until further notice, we are restricting public access to our office except by appointment. Access is permitted for couriers, deliveries, and Canada Post. As the office door will be locked, please knock loudly or press the doorbell to the left of the office door. There is also a secure drop box outside the main entrance of our building for clients to leave items. The majority of our staff will be working from home for the near future during our regular office hours (Monday – Friday 8:30 a.m. to 4:30 p.m.).
